Hardwood Floor Refinishing in Marlboro, NJ
Big homes, long runs of oak and a finish built for real traffic.

Marlboro homes tend to be big, and so do their hardwood floors. Center-hall colonials and custom homes often carry oak through the foyer, living and dining rooms, hallways and up the stairs. That is a lot of floor to get right, and all of it has to match.
We sand, stain and refinish large floors as one job, with one color and one finish from room to room. Text photos and square footage for a quote the same day.
Marlboro Floors, From the 1970s to Today
Marlboro started as a farm township made up of small hamlets like Morganville, Robertsville, Wickatunk and the old Marlboro Village. Most of its homes came in the suburban decades that followed, from the 1970s through the 1990s, and a newer wave of large custom colonials arrived after 2000.
That range shows up in the floors. Homes from the 1970s and 1980s often have oak strip that has been refinished once already, or still wears its original finish, worn thin in the walkways. Homes from the 1990s and 2000s tend to have more hardwood overall, wider open rooms and longer sightlines, where every uneven patch of sheen shows across the space.
Whether you live in Morganville, Robertsville or close to the Holmdel, Colts Neck or Manalapan lines, the same rule applies. A large floor has to be sanded flat and finished evenly, or the light from big windows will point out every mistake. That is where experience counts most.
How We Refinish a Large Marlboro Floor
Big floors need a plan, especially when the family is living in the house. Before we start, we agree on the order of rooms, so you always know which spaces you can use.
- Review the layout. Photos and square footage usually cover it. For complex jobs, like a very large home with several wood types, we visit.
- Repairs and stain matching. Damaged boards are replaced and matched to the surrounding floor before sanding starts.
- Even sanding in every room. Long open spaces get consistent passes, so the floor reads as one surface.
- Bona Traffic finish. Commercial-grade and water-based, applied across the whole area in the same coats so the sheen is uniform.
Most homes take 2 to 3 days, about 3 with a color change. Center-hall staircases are often part of the job. See our stair refinishing service for how we handle treads and risers.
Why Refinishing Makes Sense in Marlboro
In a home this size, the floors cover more of what people see than anything else. When the finish is gray in the walkways and scratched by the kitchen, the whole house looks older than it is. Sanding and refinishing brings back the wood you already have, and it does it in days.
It is also the moment to change direction. Plenty of Marlboro homes still wear the warm oak tones of the decade they were built. A full sanding lets you move to a richer brown, a natural look or a lighter tone, and carry it across every room and the stairs in one job.
Getting ready to list? Buyers compare homes room by room, and a freshly refinished floor shows well in photos and at the open house. We can schedule the job around your listing date and keep the color neutral if that is what your agent recommends.

Choosing VGJ was the best decision ever. We had to replace floors of an entire house that was also occupied. VGJ communicated well from intial visit, to scheduling through to the day of. They were quick and efficient. The tenants home was back to normal the same day. They were also very reasonably priced. Would hire them again.Posted on Google![]()

What Shapes the Price of Refinishing in Marlboro
In larger homes, the details of the layout matter as much as the total area. These are the factors behind your quote:
| Factor | Why it matters |
|---|---|
| Total square footage | Larger homes mean more floor, and the quote follows the area of hardwood room by room. |
| Open layouts | Long connected spaces are sanded and finished as one, which keeps the result even. |
| Stairs and landings | Center-hall staircases are handwork and quoted separately. |
| Color change | Stain adds testing and about a day to the schedule. |
| Prior refinishing | A floor that was sanded before may need more care and some board repair to finish evenly. |
To get your quote, text photos of each room, the stairs if they are included and the approximate square footage to (732) 768-0854. We answer the same day, between 7 a.m. and 8 p.m.
Owner-Led Floor Refinishing for Marlboro Homes
VGJ Floors Covering has done hardwood sanding and refinishing since 2008. Our owner, Amberson, works on the floor with the crew. On a big job, that means the person responsible for the result is in the room, watching the sanding passes and checking the sheen as each coat goes down.
Our finish is Bona Traffic, a commercial-grade water-based product with low odor compared to oil, which makes it a better fit when the family is still living in the house. Every finish carries a 1-year warranty. It does not cover dragged furniture, pet claws or the wrong cleaning product.

FAQ
Common Questions About Hardwood Floor Refinishing in Marlboro
These are the questions Marlboro homeowners bring to us before a refinishing job, from big open first floors to center-hall staircases. If your question is not below, call or text (732) 768-0854.
Can you refinish our first floor while we keep living upstairs?
In most two-story homes, yes. We plan the room order with you, keep a path to the stairs when the layout allows and tell you exactly when each area is off limits. Bona Traffic is water-based, with low odor compared to oil, which helps when you are home during the job.
We have hardwood in almost every room. Will the color match throughout?
That is the point of doing it as one job. We sand every room evenly, use the same stain throughout and finish the whole area in the same coats. Where an old repair or a replaced board does not match, we fix it before sanding so it disappears.
Our floors were refinished once before. Can they be done again?
Usually. Solid oak floors can be sanded several times. We check the wood left above the tongue, especially in homes from the 1970s and 1980s that may have been sanded already, and adjust the sanding so we take only what the floor needs.
How long will it take?
Most homes take 2 to 3 days, and about 3 days with a color change. Very large floors or added stairs can stretch the schedule, and we tell you that up front so you can plan around it.
How do I get a quote?
Text photos and the approximate square footage to (732) 768-0854 between 7 a.m. and 8 p.m., and you will get a quote the same day. For complex jobs, like a large home with several floor types or heavy damage, we schedule a visit.
