Hardwood Floor Refinishing in Freehold, NJ
Victorian floors in the Borough, family homes in the Township.

Freehold is really two towns. The Borough, the Monmouth County seat, has Victorian and older homes on shady streets a few blocks from Main Street. The Township wraps all the way around it, with neighborhoods that grew out of old farmland.
We sand and refinish hardwood in both: older floors that have been sanded before, newer oak worn thin in the traffic lanes, stairs and full color changes. Text photos and square footage and get a quote the same day.
Two Kinds of Floors in One Freehold
In Freehold Borough, many homes date back to the Victorian era and the decades right after it. Floors in houses that age often carry a long history: several coats of old finish, one or more past sandings, patched boards where a wall or radiator once stood, and gaps that open up in winter when the heat runs. Before we sand an older floor, we check how much wood is left above the tongue, so we take off only what the job needs.
Freehold Township tells a different story. It was mostly farmland when the Borough became its own town, and most of its homes came with the suburban growth that followed. Those houses usually have oak strip floors that have never been sanded, or were sanded once. The wood is sound. What wears out is the finish: the path from the front door to the kitchen, the spot under the desk chair, the stair treads.
From the older streets around the courthouse to East Freehold and West Freehold, and out toward Manalapan, Colts Neck and Howell, the right plan starts with knowing which of these two floors you have.
How a Freehold Refinishing Job Runs
Every job starts with photos and measurements, not a sales visit. If your floor raises questions only a walkthrough can answer, like heavy damage or an older floor with thin boards, we come look. Then the work goes in this order:
- Prep and repair. We protect the rooms, set loose nails and replace or patch damaged boards, matching the stain before anything gets sanded.
- Sanding. Older Borough floors get a lighter, more careful approach. Township floors with full thickness come down to clean wood in fewer passes.
- Stain, if you want a new color. We lay samples on your actual floor so you see the color in your own light.
- Finish. Coats of Bona Traffic, a commercial-grade water-based finish with far less odor than oil.
Most homes take 2 to 3 days, and about 3 days with a color change. Stairs are part of many two-story homes in the Township, and we handle them with our stair refinishing service.
Why Freehold Homeowners Refinish
In the Borough, the reason is often an older house that just changed hands. New owners pull up the rugs and find a floor worth saving, even if it looks tired. Refinishing keeps the original wood that gives these homes their character, and that wood is hard to match once it is gone.
In the Township, it is usually about timing. A family is getting ready to sell and wants the first floor to photograph well, or the kids are older and it is finally time to move away from the original golden oak. Either way, sanding and refinishing gives you a floor that looks new without tearing anything out.
Refinishing also undoes what daily life does to a floor. Chair scratches, gray areas where the finish wore through and dull spots near the door all come out in the sanding. Water damage near a sink or an old radiator can be repaired first, so the finished floor reads as one surface.

Choosing VGJ was the best decision ever. We had to replace floors of an entire house that was also occupied. VGJ communicated well from intial visit, to scheduling through to the day of. They were quick and efficient. The tenants home was back to normal the same day. They were also very reasonably priced. Would hire them again.Posted on Google![]()

What Shapes the Price of Refinishing in Freehold
Every quote is built on your square footage and the condition of your floor. These are the factors that move it:
| Factor | Why it matters |
|---|---|
| Square footage | The total area to sand and finish is the starting point of every quote. |
| Age of the floor | Older Borough floors may need a gentler sanding and more board repair. Floors with full thickness move faster. |
| Color change | Staining adds a step and usually about a day to the schedule. |
| Repairs | Damaged boards, pet stains or water damage are replaced and stain-matched before refinishing. |
| Stairs | Treads and risers are handwork, quoted separately from the open floor. |

Owner-Led Floor Refinishing for Freehold Homes
VGJ Floors Covering has been sanding and refinishing hardwood since 2008. Our owner, Amberson, is on the job with the crew, not just at the quote. That matters on an older Freehold floor, where the call on how hard to sand gets made board by board.
We finish with Bona Traffic, a commercial-grade water-based finish built for heavy foot traffic, with low odor compared to oil-based products. Every finish carries a 1-year warranty. It does not cover furniture dragged across the floor, pet claws or the wrong cleaning product, and we will tell you how to avoid all three.

FAQ
Common Questions About Hardwood Floor Refinishing in Freehold
These are the questions we hear from homeowners in Freehold Borough and Freehold Township. If yours is not here, call or text (732) 768-0854 and you will get a straight answer.
Our house in the Borough is old. Can the floors still be sanded?
Usually, yes. Most solid hardwood can be sanded several times. The real question is how much wood is left above the tongue after past sandings. We check that before we start, and on a thin floor we sand lighter and focus on repairs. If a floor truly cannot take another sanding, we will tell you.
We are selling our home in Freehold Township. Is refinishing worth it?
For many sellers it is one of the most visible updates before listing photos. Worn traffic lanes and scratched finish make a room look tired. A fresh sanding and finish makes the floors look new, and a natural or neutral color keeps the house easy for buyers to picture. Plan for 2 to 3 days before photos.
Can you fill the gaps between the old boards?
Gaps in older floors usually open in winter, when the heat dries the wood, and close again in humid months. Filling seasonal gaps can crack once the boards move. We look at the floor, tell you which gaps are seasonal and which are damage, and repair the boards that need it.
How long will the job take?
Most homes take 2 to 3 days from sanding to final coat. A color change adds a step, so plan for about 3 days. We give you the schedule up front, including when you can walk on the floor and when furniture can go back.
How does the photo quote work?
Text photos of each room and the approximate square footage to (732) 768-0854, between 7 a.m. and 8 p.m. We reply with a quote the same day. A visit is only needed for complex jobs, like heavy water damage or an older floor that needs a closer look.
