Hardwood Floor Refinishing in Long Branch, NJ

Sanding and refinishing from our Long Branch home base since 2008

Long Branch is our home base. We sand and refinish hardwood floors across the city, from the older homes of Elberon to the beach blocks of the West End and the quieter streets of North Long Branch.

Ocean Air, Beach Sand and Old Oak: Long Branch Floors

Long Branch has been a summer town since the 1800s, when presidents vacationed here and Elberon filled with grand homes. Many of the city’s older houses still have their original oak or pine. Those floors have usually been sanded more than once, so the first thing we check is how much wood is left above the tongue before we choose a grit.

Closer to the ocean, the problem is different. Sand comes in on every pair of feet and works like sandpaper on the finish, especially at the doors and in front of the kitchen sink. Salt air and summer humidity make boards swell, then winter heat dries them out and opens gaps. A good refinish works with that seasonal movement instead of hiding it.

The city also has oceanfront condos, classic beach homes and inland blocks of single-family houses around Branchport and Long Branch City. That mix means one week we are cutting through layers of old polyurethane in a century-old house, and the next we are refreshing a condo floor before the summer rush.

How a Long Branch Refinishing Job Runs

Most jobs here take 2 to 3 days. A color change adds stain and dry time, so plan on about 3. This is the order of work:

  • Prep and protection. We clear the room, cover vents and doorways, and check for loose boards and raised nails.
  • Sanding. Coarse to fine grits, with edges and corners worked by hand so the floor reads even from wall to wall.
  • Stain, if you want it. Natural, a classic brown or a new color, confirmed with you on your own floor before the full coat.
  • Finish coats. Bona Traffic, water-based and commercial grade, built to take beach sand and summer traffic.

If your building has work-hour rules or an elevator schedule, mention it when you send photos and we plan around it. The full process is on our hardwood floor refinishing page.

Why Long Branch Owners Refinish

Rentals turn over fast in a shore city. A refinished floor between tenants or before the season is one of the quickest ways to make a unit look cared for, and a fresh finish holds up to sand far better than a thin, worn one. Doing it in the off season keeps the work out of your busiest weeks.

If you are selling, floors are one of the first things buyers notice in listing photos. A worn path down the hallway reads as deferred maintenance. Sanding back to clean wood and sealing it with a new finish changes how the whole house shows, without tearing anything out.

And if you just bought one of the older houses in Elberon or the West End, refinishing before the furniture arrives is the easy window. Empty rooms sand faster, dry without traffic and give you the floor you will live on for years.

Choosing VGJ was the best decision ever. We had to replace floors of an entire house that was also occupied. VGJ communicated well from intial visit, to scheduling through to the day of. They were quick and efficient. The tenants home was back to normal the same day. They were also very reasonably priced. Would hire them again.

What Shapes the Price of Refinishing in Long Branch

Every floor is priced on its own square footage and condition. These are the factors that move the number most in Long Branch homes and condos:

FactorWhy it matters
Square footagePrice is figured per square foot, so the size of the area sets the base of the quote.
Condition of the woodDeep scratches, pet stains or water marks by the beach door take more sanding and sometimes board repair.
Old finish layersOlder Long Branch homes often carry several coats of old polyurethane that have to come off before we reach clean wood.
Stain or color changeStaining adds a step and dry time. A natural finish is the simplest route.
Stairs and building accessStair treads are priced separately, and condo rules on work hours can shape the schedule.

For a quote, call or text (732) 768-0854 with photos of the floor and the approximate square footage. We answer from 7 a.m. to 8 p.m. and send the number the same day. Complex jobs get a visit first.

Owner-Led Floor Refinishing, Based in Long Branch

VGJ Floors Covering has done hardwood sanding and refinishing since 2008, and Long Branch is where we are based. That means short drives to local jobs and a crew that knows how shore floors behave through the seasons. Sanding and refinishing is the core of the business, not a side service.

Amberson, the owner, works on the job with the team. We finish with Bona Traffic, a water-based, commercial-grade finish with a much lower odor than oil-based products. Every finish carries a 1-year warranty. It does not cover dragged furniture, pet claws or the wrong cleaning products.

Why Long Branch Homeowners Choose VGJ Floors

FAQ

Common Questions About Hardwood Floor Refinishing in Long Branch

These are the questions we hear most from Long Branch homeowners, landlords and condo owners. If yours is not here, call or text (732) 768-0854 and you will get an answer from the owner.

Most jobs take 2 to 3 days. If you are changing the color, plan on about 3, since the stain needs its own dry time. Once you send photos, we give you the schedule up front, including when the floor is ready for light foot traffic and when furniture can go back.

Yes. Text photos of each room and the approximate square footage to (732) 768-0854, between 7 a.m. and 8 p.m., and you get a quote the same day. We only schedule a visit for complex jobs, like large repairs or unusual layouts.

They do. Sand is abrasive, so mats at every beach entrance and regular sweeping make a real difference. Humidity makes boards swell in summer and shrink when the heat runs in winter. Running the AC in summer and keeping indoor conditions steady limits gaps. Bona Traffic is built for heavy traffic, which helps.

Yes, as long as the window covers the 2 to 3 days of work plus dry time before furniture goes back. Send your building’s rules on work hours and elevators along with your photos, and we schedule around them so the unit is ready on time.

Usually, but it depends on how much wood is left above the tongue. We check the board thickness at a vent or threshold before we start. If the wood is thin, we sand lighter, repair what needs it and tell you honestly what the floor can take.
